Our transparent pricing includes exclusive use of the estate, our expert day of coordination team, and complimentary access to our signature digital planning suite. We also provide your foundational reception elements, including round and rectangular tables as well as our signature mahogany Chiavari chairs, completely eliminating the need for basic rentals.
While you are always welcome to bring in an external coordinator/planner, it is not required. Your investment includes our white-glove day-of coordination service. Our team curates your minute-by-minute timeline, manages vendors upon arrival, and ensures your entire day flows flawlessly from the first hair spray to the final sparkler exit.
Absolutely. We believe your wedding day should be entirely your own. When you book your date, the complete historic property, including the Bridal Mansion, the industrial Groom's Lounge, the Hay Barn, and The Grove, is exclusively yours. We never host multiple weddings at once.
While The Barn Hall can accommodate up to 200 guests with a dancefloor, our meticulously designed floorplans fit best at 170. This ideal guest count ensures a truly luxurious experience, leaving ample room for a spacious dance floor, DJ station, and a seamless, elegant flow throughout your evening.
We believe the planning process should be as refined and stress-free as the wedding itself. Our investment structure is straightforward and transparent, with no hidden venue fees or unexpected upcharges, allowing you to plan your budget with absolute confidence.
Following your private tour, we are happy to offer a complimentary 5-day courtesy hold on your preferred date, giving you and your family the time to confidently make your final decision. To officially secure your date on our calendar beyond this window, we simply require a signed contract and your initial retainer.
We offer the flexibility of a BYOB policy, allowing you to source your preferred wines, beers, and signature spirits without the standard venue markups. Our exclusive culinary team will provide expert, fully insured bartenders to serve your guests flawlessly.
You relax; we handle the details. Your dedicated Day-Of Coordination team will expertly set up your pre-assembled personal items such as welcome signs, seating charts, and favors, and pack them safely away at the end of the night so you can simply walk away and enjoy your evening.

Your exclusive estate experience begins early. You will have full access to the Bridal Mansion 7-hours prior to the event start time and 4-hours prior to the industrial Grooms Lounge to relax, get ready, and take pre-ceremony portraits, with your vendors arriving later in the day to begin their setup.
Absolutely. While our estate is rich in history, it is fully equipped with modern amenities. The Main Barn, the Hay Barn and the Bridal Mansion feature comprehensive heating and air conditioning, ensuring absolute comfort for you and your guests regardless of the season.
Yes! Because we only host one wedding a day, the entire 37-acre property is your private backdrop. From the romantic weeping willows and the picturesque pond to the wooded elegance of The Grove, you and your photographer will have limitless portrait locations.
Yes, we offer complimentary on-site parking for your celebration. To ensure a seamless arrival experience, our grounds comfortably accommodate parking for guest counts of up to 175. For larger events exceeding 175 guests, a shuttle service is required. This preserves the elegant flow of the property and guarantees your loved ones can relax and enjoy the evening effortlessly from start to finish. Additionally, our main event spaces are ADA accessible, ensuring every single guest experiences the utmost comfort and ease during your celebration.
We love a grand finale! Sparkler exits are warmly welcomed outdoors. To protect the integrity of the historic barns and the surrounding Lancaster County landscape, we do not permit fireworks (without permits), Chinese Lanterns, or confetti.
To preserve the pristine nature of the estate and ensure the comfort of all guests, smoking and vaping are not permitted inside any of the buildings. We do have designated, comfortable outdoor areas where smoking is allowed.
To respect our local community ordinances, all spectacular receptions conclude by 10:00 PM on Fridays & Saturdays and 9:00 PM on Sundays, followed by an hour for your vendors to pack up.
We absolutely love the romantic ambiance of candlelight! Real candles are warmly welcomed on your tables, provided the flames are fully enclosed in a fireproof surround with a solid base (such as glass hurricanes, cylinders, or votives). To protect the historic wood of the Barn Hall and ensure a safe, seamless flow for your guests, real flames are not permitted on the floor or along the staircases. For those dramatic ground-level installations, we highly recommend high-quality LED pillar candles to achieve that same magical, elegant glow!

To ensure a consistently flawless, five-star dining experience for your celebration, we do not permit outside caterers. Instead, we partner exclusively with the renowned John Serock Catering. Because they are our sole culinary partner, their team has completely mastered the flow of our estate. This exclusive relationship ensures that every dish, from elevated cocktail hour hors d'oeuvres to your final late-night bite, is executed with absolute perfection. Therefore, outside caterers are not permitted.
Absolutely. While we offer curated packages to simplify your planning, our exclusive partners at John Serock Catering allow for extensive customization. From 'Duet Entrées' to specific cultural dishes, we work with you to design a menu that reflects your personal tastes.
Yes. We take allergies and dietary needs seriously. Our culinary team provides clearly marked Gluten-Free (GF), Vegetarian (V), and Vegan (VE) options for both hors d'oeuvres and entrées. Please let us know of any severe allergies during your planning meeting.
We provide all non-alcoholic mixers, sodas, juices, ice, and garnishes, along with professional bartenders. Since alcohol is client-provided, you avoid high per-person venue markups. Yes. We believe in transparency. Your package includes floor-length linens in your choice of 60 solid colors, along with all necessary china, flatware, and glassware. There are no hidden rental fees for these essentials.
